The Pine Street Apartments project is one of the transformations we are most proud of at B&C Real Estate Solutions. Located directly across the street from the local middle school in Cortez, this seven-unit property had fallen into severe disrepair after its previous owner lost control of the asset during the COVID era. The building had become overrun by squatters and drug activity. Every window had been broken, doors had been kicked in, graffiti covered the property, and trash was scattered throughout the site. The property was completely unsecured, and every unit contained discarded drug needles and drug paraphernalia, creating a serious safety concern for the surrounding neighborhood and the children attending the nearby school.

After reaching out to the owner, we negotiated a fair cash purchase and closed quickly without contingencies. Over the next eight months, our team completed a full top-to-bottom renovation, rebuilding the property into one of the nicest apartment communities in Cortez. Working alongside the City of Cortez, we shared the goal of improving the neighborhood, eliminating a dangerous nuisance property, and creating safe, high-quality housing for the community. Today, the property consists of a three-bedroom home, two two-bedroom apartments, three one-bedroom apartments, and a studio apartment. Residents also enjoy an on-site coin laundry facility and a beautifully renovated courtyard designed to foster a welcoming community atmosphere.
